BC Building Code changes effective March 10, 2025

With the onCanadian home builders association of BCe-year transition period coming to an end, projects for which building permits are applied for on or after March 10, 2025, are subject to the following requirements (among others) in the BC Building Code 2024:

Adaptable features
100 per cent adaptable dwelling units in large residential condominiums/apartment buildings, and ground-floor suites in small apartment buildings (not townhomes):
• Accessible clearances through doorways and along paths of travel to living spaces;
• Manoeuvring space in a bedroom, bathroom and kitchen;
• Switches and other controls at an accessible height; and
• Reinforcement of bathroom walls to allow future installation of grab bars.
For Part 9 residential housing, such as single-detached homes, townhomes and row homes:
• Reinforcement of bathroom walls to allow future installation of grab bars

Zero Carbon Step Code Reporting
Emissions Level 1 (EL-1) is required for Part 9 and Part 3 buildings. This “measure-only” level requires reporting of two carbon performance metrics:
Absolute GHG, measured as kg CO2e/yr;
GHG Intensity, measured as kg CO2e/m2/yr
